Responsible for leasing and managing newly acquired assets totaling 2M SF with a combined asset value of $150M.  Assets included commercial office, retail and multifamily residential properties.  Increased occupancy from 48% to 93% in 3D/International Tower and from 12% to 84% in TeleCheck Plaza within one year. Maintained relationships with investment partners, J.P. Morgan Investment Management, Inc. and Pennzoil; reviewed and modified annual plans and budgets; approved lease negotiations; and evaluated asset performance.

Directed and monitored leasing, management and development activities of thirteen real estate investment assets totaling 6.7M SF with a combined asset value of $331M.  Assets included office, retail and industrial properties, as well as two investments in real estate development/management companies.  Responsibilities included initiating, developing and expanding relationships with developers, borrowers and property managers, reviewing and modifying annual plans and operating budgets, preparing project value analyses, consulting with and directing attorneys on lease and sale negotiations, ERISA tax issues and closing and refinancing matters.

Ravinia • 1985 - 1987

Developed financial models for four $50M commercial office buildings in a $300M, 1.6M SF office/hotel/athletic club complex designed by Kevin Roche.  Prepared project cost budgets and development schedules.  Directed the space planning and construction of 198,000 SF of office space.

 

Republic Bank Center (now Bank of America) • 1983-1985

Orchestrated the construction of 310,000 SF of commercial office space as in-house general contractor in $210M, 1.2 M SF, 56-story office tower designed by Philip Johnson/John Burgee.  Reviewed and approved tenant working drawings; prepared cost estimates for tenant budgeting and Project Management's use in lease negotiations.

 

Wortham Theater Center • 1981 - 1983 

Selected by Gerald Hines to represent the interests of the Houston Lyric Theater Foundation (a private organization responsible for initiating, funding and building the Wortham Theater Center).  Coordinated user input from the Houston Grand Opera, Houston Ballet, Society for the Performing Arts and Houston Symphony, from the beginning of conceptual design through the completion of construction documents.

Prepared and monitored the project development schedule and detailed project budget for the $70M, 450,000 SF Wortham Theater Center.  Coordinated activities of consultants, made recommendations concerning alternate design concepts, building systems, materials and construction methods with the dual objectives of controlling project cost and maintaining project quality.

 

GreenMark Corporation • 1979 - 1981

A residential development company wholly owned by Gerald D. Hines Interests.

Supervised the preparation of financial, marketing and design feasibility studies for two, 60-unit multifamily residential developments valued at $9.6M.  Contracted with and coordinated land planners, architects, engineers, and other consultants.  Prepared and monitored critical path schedules and budgets for all project activities.  Prepared construction draw requisitions and cash flow projections.  Reviewed community association documents. Represented the corporation in community association activities and consulted with and directed attorneys on corporate and project legal matters.
